How it works
Booked nights are the days in the month times your occupancy. Room revenue is booked nights times your nightly rate. If guests pay a cleaning fee, it is added once per booking; the number of bookings is booked nights divided by your average stay.
The channel fee is taken from everything the guest pays. Cleaning costs are charged once per turnover. Rent, utilities, internet, supplies and other costs are fixed: you pay them whether the unit is full or empty.
Break-even is the number of nights where income covers every cost. Each extra night adds the nightly rate after the channel fee, plus its share of the cleaning fee, minus its share of the cleaning cost.
- booked nights = days in month × occupancy
- income = nights × nightly rate + bookings × cleaning fee
- profit = income − channel fee − cleaning − fixed costs
- break-even nights = fixed costs ÷ profit per extra night

Questions hosts ask
What channel fee should I enter?
Use the percentage your channel actually deducts, which you can see on a payout report. Airbnb, Booking.com and Agoda charge different rates by country and by plan, so the 15% default is only a starting point.
What is a good profit margin for an Airbnb?
There is no single number, because rent and prices differ by city. Use the break-even line instead: the further your usual occupancy sits above break-even, the safer the unit is in a slow month.
Should I include my own time?
If you pay yourself or a co-host for messages and check-ins, add it under Other costs. Leaving it out makes a unit look more profitable than it is.
