Airbnb and OTA fee calculator

Enter one booking — nightly rate, nights and cleaning fee — and get a receipt for eight channels: Airbnb's two fee models, Booking.com, Agoda, Expedia, Trip.com, Traveloka and a direct booking. Each shows what the guest pays, what the channel keeps and what reaches you. Airbnb's rates are the ones it publishes; the rest are examples to replace.

How it works

The subtotal is the nightly rate times the nights, plus the cleaning fee; every fee is worked out on it and taxes are left out. Under Airbnb's split fee the guest pays a service fee of 14.1–16.5% on top and you pay about 3%. Under the single host-only fee the guest pays your price and most hosts pay 15.5%; Airbnb says that model is now mandatory for most hosts.

Booking.com, Agoda, Expedia, Trip.com and Traveloka set commission per contract, by country and property type, and publish no single rate. Each of their slips starts at an example 15% and links the page that says where your real rate is — type it in and the slip updates.

A direct booking has no channel commission, but you still pay card processing on the amount the card is charged (3% here is an example). If the booking comes through a Santara AI direct booking site with its booking fee switched on, the guest pays an extra 3% on top of your price; nothing is taken from you, and Santara AI charges 0% on channel bookings.

  1. subtotal = nightly rate × nights + cleaning fee
  2. Airbnb split fee: guest pays = subtotal × (1 + guest fee); you receive = subtotal × (1 − host fee)
  3. commission: guest pays = subtotal; you receive = subtotal × (1 − commission)
  4. direct: guest pays = subtotal × (1 + 3% Santara AI booking fee, if switched on)
  5. direct: you receive = subtotal − guest pays × card fee
  6. channel keeps = guest pays − you receive
  7. extra a year = (direct payout − other payout) × bookings a month × 12

Questions hosts ask

How much does Airbnb charge hosts?

It depends on the fee model. Under the split fee the host pays typically 3% and the guest pays 14.1%–16.5% of the subtotal on top; under the single host-only fee most hosts pay 15.5% (others typically 14%–16%) and the guest pays your price. Airbnb's Help Centre (checked 14 October 2026) says the host-only fee is mandatory for most hosts, including those who use property management software.

What commission do Booking.com and Agoda charge?

Neither publishes one rate: it depends on your country, property type and agreement, and marketing programmes add to it. Booking.com charges on the room rate plus fees you charge, such as cleaning, and your rate is under Finance › Reservation statements in the extranet; Agoda's is under Finance › Contracted compensation in the Agoda Partner Portal (formerly YCS).

Is a direct booking free?

No. There is no channel commission, but you pay your own card processing, shown here as an example rate you can change. On a Santara AI direct booking site with its booking fee switched on, the guest pays 3% on top of your price; Santara AI takes 0% on channel bookings and upsells.

Why are some rates labelled “example”?

Because Booking.com, Agoda, Expedia, Trip.com and Traveloka set commission per contract and none of them publishes a single number. The calculator starts them at an example 15% and links the page that says where your real rate is; replace it and every slip updates.
