Message to send the guest before arrival
Asks each guest for the passport photo page, the entry stamp, any arrival card number and the check-out date, and says why. English plus the guest's language.
Hello,
Thank you for booking with us. Thai immigration law requires the owner of the place where foreign guests stay to report each guest's stay to immigration within 24 hours of arrival (form TM.30).
Before you arrive on 14 November 2026, please send us for every guest in your group:
1. A clear photo of the passport photo page
2. A photo of the Thai entry stamp (arrival date and “admitted until” date), as soon as you have it
3. Your arrival card number, if you were given one
4. Your check-out date
We use these only for this report.
Thank you, and see you soon!

Five steps
- 1 Register once on the online system (tm30.immigration.go.th) and add your address. Some offices want the first filing or the account confirmed in person.
- 2 Before arrival, collect each guest's passport photo page and, after landing, their entry stamp.
- 3 Within 24 hours of arrival, notify each guest with arrival and expected departure: online, in person, by post or in the Section 38 app.
- 4 Keep the receipt; guests may need it for visa extensions or their 90-day report.
- 5 New guests, or a stay longer than the period you stated, mean a new notification.
Filing in person? Offices commonly ask for copies of your ID card, the house registration or title deed and the lease, plus each guest's passport photo page and visa or entry stamp.
TM30 or 90-day report?
- TM.30
- TM30: the host notifies that a foreigner is staying at the property, within 24 hours of arrival. Section 38.
- TM.47
- 90-day report (TM.47): the foreigner notifies their own address after 90 days in Thailand, every 90 days. Section 37.

How it works
Section 38 of the Immigration Act B.E. 2522 (1979) says the house-master, owner or possessor of a residence, or a hotel manager, who takes in a foreigner staying in Thailand temporarily must notify the immigration office of the area within 24 hours from the time the foreigner takes up residence. Where there is no immigration office, you notify the local police station; in Bangkok, the Immigration Bureau. Section 77 sets a fine of up to 2,000 baht (2,000–10,000 baht for a hotel manager).
A Royal Thai Police notification in force since 30 June 2020 asks you to give each guest's arrival and expected departure. If the guest travels and comes back within that period, you don't file again. You can notify in person, by post, online (tm30.immigration.go.th) or with the Section 38 app, depending on the office. TM30 is the host's job; the 90-day report (TM.47) is a different notice the foreigner makes after 90 days in Thailand.
The deadline clock adds 24 clock hours to the arrival time you enter, in local time, and compares it with when you report. Some guides say weekends and holidays don't count; we could not confirm that in an official source, so the tool doesn't pause the clock. Checked 29 October 2026 against the Act's text, the Board of Investment, the 2020 notification and the published TM.30 form. This is a helper, not legal advice: confirm with your local immigration office.
- TM30 deadline = arrival at the residence + 24 hours
- on time when: arrival ≤ reported at ≤ deadline

Questions hosts ask
Do Airbnb hosts in Thailand have to file TM30?
Section 38 of the Immigration Act puts the duty on the house-master, owner or possessor of the residence where a foreigner stays, within 24 hours of arrival. If you rent your home or condo to foreign guests, treat yourself as responsible; if someone else manages it, agree in writing who files.
What is the fine for a late TM30?
Section 77 sets a fine of up to 2,000 baht for a house owner or possessor, and 2,000–10,000 baht for a hotel manager. What an office actually charges varies, so ask your local immigration office.
Is TM30 the same as the 90-day report?
No. TM30 is the host's notice that a foreigner is staying at the property, due within 24 hours of arrival. The 90-day report (form TM.47) is the foreigner's own notice of their address after 90 days in Thailand.
Is the passport data I type sent anywhere?
No. This page has no analytics, saves nothing and sends nothing you type; close the tab and it is gone. If you print the form we ask for your name and email first; only those are sent, never the guest details.
