How it works

Booking revenue is everything guests paid for the month. Channel fees are what Airbnb, Booking.com or Agoda kept. Cleaning and supplies are the turnover costs; other costs are the owner's running bills, such as utilities, internet and repairs.

The co-host's fee depends on the model. A share of gross is a percentage of booking revenue. A share of net is a percentage of what is left after channel fees, cleaning and supplies. A fixed fee is the same amount every month, and fixed + % adds a share of gross on top of a smaller fixed amount.

If the co-host pays cleaning and supplies, those come out of their fee instead of the owner's side. The owner's net is booking revenue minus channel fees, the owner's costs and the co-host's fee. The effective rate is the fee divided by booking revenue, so different models can be compared on one number.

  1. net = revenue − channel fees − cleaning − supplies
  2. fee (% of gross) = revenue × rate
  3. fee (% of net) = net × rate
  4. fee (fixed + %) = fixed fee + revenue × rate
  5. owner net = revenue − channel fees − other costs − cleaning and supplies the owner pays − fee
  6. co-host take = fee − cleaning and supplies the co-host pays
  7. effective rate = fee ÷ revenue

Questions hosts ask

What do co-hosts usually charge?

There is no standard rate: it varies by city and by what is included — guest messaging only, or full service with cleaning and maintenance. Turn every offer into a share of booking revenue so they compare on one number; this calculator shows that as the effective rate.

Is a percentage of gross or of net better for the owner?

A share of net means the co-host shares the cost of channel fees and cleaning, so the owner is better protected in expensive months. A share of gross is simpler to check, because it depends only on booking revenue.

Who should pay for cleaning?

Either works if it is written down. When the co-host pays cleaning from their fee, they have a reason to keep turnover costs low; when the owner pays, every cleaning shows on the owner's statement.
